Grace Hatchell delivers: 16 Postcodes lands in London
Now, I know a thing or two about postcodes — I cover sixteen of them on my theatre round every week, so when a show called 16 Postcodes popped into my satchel, I nearly dropped my mailbag in delight. Following a critically acclaimed, sell-out run at the Edinburgh Fringe 2024, Jessica Regan’s solo show is heading home to London, making its much-anticipated premiere at the King’s Head Theatre from 25 February to 8 March 2026 (press night: 26 February).
This autobiographical gem traces twenty years of life, love, and letting agents across the capital’s ever-shifting rental landscape. Regan — known for being a regular on The Guilty Feminist podcast and an impressive stage and screen career — takes audiences on a whistle-stop tour through every flat, bedsit and borrowed sofa she’s ever called home. Each postcode holds its own tale, and here’s the twist: the audience decides which ones get delivered each night. No two performances are ever the same.
Speaking about the London run, Jessica Regan says,
“It’s only right and proper that 16 Postcodes has its run in the city of its origin. London is the backdrop and the love interest. With the Renters Rights Bill coming into effect next year, it couldn’t be more relevant — and bringing it to the King’s Head, a venue that epitomises community, creativity and joyful inclusion, just feels perfect.”
Produced by The Spontaneity Shop, the show features lighting and sound by Jamie Beamish, movement direction by Ira Mandela Siobhan, music composition by Claire Regan, art by Ruth Everett, photography by David Emery, and digital art by Chris Lincé of Stage Fright Films.
In Jessica’s words: twenty years, sixteen postcodes, one city. Expect laughter, heartbreak, and the occasional squeak of a mouse as she navigates landlords, love affairs, and London life. It’s a journey through an impenetrable city with an all-too-open heart.
Jessica Regan has more strings to her bow than most of us have postcodes. An award-winning Irish actor, writer, and podcaster, she’s graced stages from the National Theatre to Regent’s Park Open Air, appearing in STRIKE!, The Sweet Science of Bruising, Henry V, and the epic Long Day’s Journey Into Night — which travelled from Bristol Old Vic all the way to Los Angeles.
She’s brought her talent to productions like Liola, The Kitchen, The Cherry Orchard, and Blood and Gifts, as well as Coalition at the Pleasance Theatre, Stars in the Morning Sky at the Belgrade, and The Flags at the Royal Court Liverpool.
On screen, Jessica is best known as Dr Niamh Donoghue in Doctors — a role that earned her the Royal Television Society’s Best Actress and Best Newcomer at The British Soap Awards — with further credits in Ill Behaviour, Call the Midwife, and Peep Show.
When she’s not treading the boards, she’s lighting up the airwaves as a regular on The Guilty Feminist and co-author of Best Pick, the acclaimed book and podcast celebrating Hollywood’s glittering history through the lens of the Oscars.
And as someone who’s also done her fair share of door-to-door deliveries (though mine involve reviews rather than rent cheques), I can confirm: 16 Postcodes is one delivery you don’t want to miss.
